Downtown Brooklyn commercial office space opportunities

Several new notable projects and renovations are helping to meet the demand for local office space.

March 06, 2019

Demand for new office space is strong in Downtown Brooklyn, with a growing number of companies – such as Blue State Digital and The Recurse Center – relocating from Manhattan and beyond to take advantage of the area’s many amenities and to cut down on commute times for the increasing number of employees living locally.

The following office spaces are available for immediate occupancy and can accommodate businesses of various sizes.

AmTrust Realty’s newly-constructed mixed-use building contains 64,000 rentable square feet (RSF) of modern office space at the intersection of Downtown Brooklyn and DUMBO. The 9,400 RSF floorplates feature floor-to-ceiling windows, exposed ceilings, and build-to-suit office designs. Tenants enjoy amenities such as outdoor terraces on the 2nd and 8th floors, a fitness center, and a bike room. Signage and branding opportunities are available.

Spaces

Located in Quinlan Development Group’s The Pioneer Building at 41 Flatbush Avenue, Spaces is a Downtown Brooklyn outpost of the Amsterdam-based coworking concept. Spaces offers dedicated desks, a variety of office spaces, and flexible meeting rooms to match the needs of entrepreneurs, startups, and small companies. If coworking isn’t the right fit, The Pioneer Building has additional space available for direct leases.

Over the next few years, additional projects under construction and in planning – including Tishman Speyer’s The Wheeler, JEMB Realty’s One Willoughby Square, Alloy Development’s 80 Flatbush, and Rabsky Development’s 625 Fulton Street – will bring more than 3 million square feet of new commercial office space to Downtown Brooklyn, helping to meet demand and support continued job growth.
